The approval of new zoning for the Cherry Creek North Business Improvement District has drawn developers with plans for new retail, residential and office projects to the Tony neighborhood, according to the latest Cherry Creek Area Development Report.

Six projects were completed in 2016, and another 20 projects have been announced or are already under construction.

When all of the planned or under-construction projects are completed, Cherry Creek will see a 26 percent increase in residential units, a 67 percent increase in hotel rooms, an 18 percent increase in office space and a 16 percent increase in retail space.

That means Cherry Creek will have an addition of:

  • More than 370 hotel rooms
  • Nearly 850 residential units
  • More than 90,000 square feet of retail space
  • More than 280,000 square feet of office space

The Cherry Creek Area Plan, adopted in 2012, outlines a vision for a connected, distinctive, green and prosperous Cherry Creek. This vision required updating the zoning rules for the one-square-mile area bordered by Colorado and University boulevards and Sixth Avenue and Cherry Creek Drive South. The new zoning was passed by council in 2014 and has since paved the way for reinvestment in the area.
